Find Assumables

About Find Assumables

A map of Georgia homes for sale where the buyer can take over the seller's low-rate FHA, VA, or USDA mortgage. Most of these loans are from 2020 to early 2022, at rates around 2.5% to 3.5%.

Why it exists

I'm Joey Thompson, a Marine Corps veteran and software engineer in Atlanta. I knew VA loans could be assumed, and that a 3% loan is worth a lot when new loans are near 7%. But there was no way to search for the homes that have one: listings almost never mention it, and Zillow has no filter for it. So I built the search I wanted. Find Assumables is run by my company, Thompson SWE LLC.

Questions people ask

What is Find Assumables?

A map of Georgia homes for sale whose mortgage can be assumed: an FHA, VA, or USDA loan from 2020 to early 2022, when rates were around 2.5% to 3.5%. A buyer who assumes the loan keeps that rate. Browsing the map is free, with no account.

How do I find homes with an assumable mortgage in Georgia?

Open the map at findassumables.com/app, or start from a city or county page under findassumables.com/ga/. Every pin is a home for sale with a likely assumable FHA, VA, or USDA loan. Filter by rate, price, size and loan type, then confirm the loan with the listing agent. The servicer has the final say on any assumption.

Where do the rates come from?

For about 80% of homes, the loan's actual rate from public records: HUD's list of FHA loans, or HMDA, the loan data lenders report to federal regulators. For the rest it's an estimate from Freddie Mac's average 30-year rate for the month the loan was recorded, and the site says so.

What does it cost?

The map, rates and loan types are free. A free account saves homes and searches and shows the loan balance and cash to assume on 3 homes you pick. Pro is $19 a month (or $45 for 90 days) and shows those numbers on every home. Agents can get Agent at $39 a month.

Which states does it cover?

Georgia, for now. People elsewhere can leave an email at findassumables.com/states/ and get one email when their state is added.

Is Find Assumables a lender or a brokerage?

No. It's a search tool. It doesn't make loans, represent buyers or sellers, or give financial advice. Whether a loan can be assumed is decided by the loan servicer.
