Effective October 16, 2026. Find Assumables (findassumables.com) is run by Thompson SWE LLC, a Georgia limited liability company owned by Joey Thompson, in Atlanta, Georgia. By using the site you agree to these terms. Questions: use the contact form or email joey@thompsonswe.com.

What the site is

Find Assumables lists homes for sale whose existing mortgage is an FHA, VA, or USDA loan, which a buyer may be able to take over (assume). It shows estimates: the loan's rate, its remaining balance, the cash it takes to assume, and the payment compared with a new loan.

Estimates, not facts. Rates and balances come from public records and our estimates, and either can be wrong. Listings can be out of date, and a home may already be sold.
Not advice. We are not a lender, mortgage broker, real estate brokerage, or financial advisor, and nothing on the site is an offer of credit or a recommendation to buy.
No guarantee a loan can be assumed. Only the loan servicer decides that. Confirm the loan, rate, and balance with the listing agent and the servicer before you rely on them.

Accounts

You can browse without an account. If you create one, keep your sign-in to yourself and give a real email address. You can delete your account any time in Settings.

Pro

Pro comes two ways: a monthly subscription, or a 90-day pass.

90-day pass

Price: $45, charged once through Stripe, plus any tax that applies.
How long: Pro for 90 days from the moment the payment goes through. Settings shows the end date. It doesn't renew and nothing else is charged; the account returns to Free when it ends.
Buying another while one is running adds 90 days after the current end date.
Refunds: email us within 14 days of buying a pass for a full refund. After that, passes aren't refunded, including for unused days.
Deleting your account ends the pass; the unused days aren't refunded unless you're inside those 14 days.

Monthly subscription

Price: Pro is $19 per month, billed monthly in advance through Stripe, plus any tax that applies.
Renewal: it renews automatically each month until you cancel.
Cancel anytime in Settings → Manage subscription. You keep Pro until the end of the month you've paid for, and you won't be charged again.
Refunds: if you're not happy with your first month, email us within 14 days of that first charge for a full refund. After that, payments aren't refunded, including for partial months.
Price changes: we'll email you at least 30 days before a price change takes effect on your subscription, and you can cancel before it does.
Failed payments: if a payment fails, Stripe retries it; if it keeps failing, the subscription ends and the account returns to Free.
Deleting your account cancels the subscription right away.

Features listed as "coming soon" aren't part of what you pay for until they launch.

Fair use

Please don't:

copy the listings in bulk, scrape the site, or resell or republish its data;
share a paid account with people outside your household;
use the site to harass sellers, owners, or agents;
try to get around the plan limits or the site's security.

We may suspend accounts that do. If we suspend a paid account for something other than misuse, we'll refund the unused part of the month or pass.

Listing data

Listing and property data come from public records and MLS feeds through a licensed data provider, and rates from Freddie Mac through FRED. That data belongs to its owners; you may use what you see on the site for your own home search.

No warranty, and limits on liability

The site is provided as is, without warranties of any kind, to the extent the law allows. We aren't liable for decisions you make based on it, or for indirect or consequential losses. Our total liability to you for any claim is limited to what you paid us in the 12 months before the claim.

Changes and law

If these terms change in a way that matters, we'll update the date above and tell signed-in users before the change takes effect. These terms are governed by the laws of Georgia, USA.
