Privacy policy
Effective October 12, 2026; updated October 17, 2026 (questions for an assumption expert; on October 16, the company's full name; on October 15: the contact form, the waitlist for other states, and visit counts by source). Find Assumables is a small site run by Thompson SWE LLC, Joey Thompson's company. This page says what we collect, why, and how to delete it.
What we collect
- Your account: your email address, and a password if you sign up with email. Passwords are handled by Amazon Cognito; we never see or store them.
- If you sign in with Google: your name, email address, and profile photo from Google. We ask for nothing else from your Google account.
- What you save on the site: the homes you save and your settings (default sort, listing age, and a comparison rate if you enter one).
- If you subscribe to Pro: Stripe processes the payment. We never see or store your card number. We keep your Stripe customer ID, your subscription status, and your renewal date.
- If you contact us: what you write in the contact form (your name if you give it, your email address, your message, and the home it's about). If you ask an assumption expert, also your answers to its optional questions (when you hope to buy, pre-approval, a cash range, veteran status, whether you have an agent) and a phone number if you give one. We keep it so we can reply and follow up, don't share or sell it, and delete it when you ask. To stop spam, we count each day's messages per sender using a one-way scrambled form of your IP address, deleted after two days.
- If you ask to hear when your state is added: your email address and the state or states you picked, with the date. We use it only to email you once when a state you picked is added, then take you off the list for that state. We don't share it or send anything else. To spot abuse, we count each day's sign-ups per sender with the same scrambled, two-day form of your IP address as the contact form. Ask us any time to remove you.
- Paid plan interest: if you ask to hear when a paid plan opens, we note which plan, and email you once when it does.
- Anonymous visit counts: for each page view we add one to daily counters: which page, which site linked to it (on the first page of a visit), and a campaign tag if the link had one. Steps people take on the site (such as opening a home or saving one) are counted the same way, together with where the visit came from (that campaign tag or linking site), so we can see which ways of finding the site are useful. No cookies, no IP addresses, nothing tied to you or your account. Counts are deleted after about 13 months.
- Basic technical logs: our hosting and API providers keep request logs (such as IP address and time) for security and troubleshooting. We keep API logs for 14 days.
How we use it
- To sign you in and keep your saved homes, saved searches, and settings.
- To keep your saved homes and settings across your devices.
- To email you about your account (for example, a verification code). If we start sending other email, such as new-listing alerts, it will be something you opt into.
We don't sell your information, share it with advertisers, or use it to train models.
Who processes it
Amazon Web Services stores accounts and site data in the United States (Cognito, DynamoDB, S3, Lambda, Amplify). Google handles Google sign-in if you choose it. Stripe handles payments if you subscribe. Map tiles load from OpenFreeMap (served through Cloudflare; older browsers without WebGL get them from OpenStreetMap instead), and fonts from Google Fonts, which means those services see your IP address when the page loads.
Listing data
Home listings and loan estimates come from public records and MLS data through a licensed data provider. We publish only property details (address, price, size, loan type, and estimates). We never publish owners' names or mailing addresses.
Your choices
- Delete your account any time in Settings. It removes your sign-in, saved homes, and settings right away, and cancels a Pro subscription. Stripe keeps its own payment records as the law requires.
- Saved homes can be cleared from Settings without deleting the account.
- For anything else, a copy of your data, or to delete a message you sent us, use the contact form or email joey@thompsonswe.com.
- Your home's page: if you own a home listed here and want it taken down, ask us and we'll remove its page and map pin.
Cookies and storage
We don't use advertising or tracking cookies. Your browser stores your sign-in session and, before you create an account, any homes you save. For as long as a tab is open, it also notes that a visit has started and where it came from (a campaign tag or the site that linked here), for the anonymous counts above; closing the tab clears it. Clearing site data signs you out.
Changes
If this policy changes in a way that matters, we'll update the date above and tell signed-in users before it takes effect.
